    sale pending. This is a developing lemon orchard. ideal farm/homestead of 20,000sft. Some trees are very young, others are mature and bearing heavily. Current production is about 1000 lbs per year, if all the trees were mature it would cover approximately 8000 sft. and I'm estimating it to produce 20,000 lbs of lemons per year. The land is nearly flat, was cleared by hand and an orchard of nearly 100 fruit trees. Mostly Meyers lemons because my intention was to sell to restaurants, bars and farmers markets which all told me Meyers was the only lemon they really wanted. I'm selling because the covid situation has slowed tourist business down a lot, I've been selling them wholesale at 50 cents a pound. So that, and the fact that I have other opportunities I want to pursue, coupled with the fact that I've been farming for 11 years and I feel like I need to take a break. This is a very low crime peaceful place with mostly retired couples. 60/70f night/day temps in winter on average. 70/85f in the summer. The elevation here is about 900 feet. The soil is excellent as it has a good mixture of dirt and modest sized to small sizes rocks. I consider this nearly ideal because the soil provides for water retention and supports the vegetation while the rocks provide minerals as they break down and help aerate the soil and provide good drainage. These are a big plus for an orchard. I dug down about 3 feet to find more of the same without hitting solid rock. This is very rare for this neighborhood and makes the plot more desirable than many lots in this subdivision. If the covid thing settles down and life goes back to normal then this could be a great business in just 3 years if the trees are cared for properly, otherwise there is also potential for lemonaid, freeze dried lemon juice, or candied lemon slices as businesses that do not rely on tourism as much. I have not pursued contact in these lines of business but there are lemonade companies on this island. There are a variety of other fruit trees here as well: a mature productive macnut tree, a muture productive tangerine that is grafted. I believe its a clementine. 2 star fruit trees. One is bearing heavily for the first time. One ruby red grapefruit tree with a few dozen grapefruit on it right now. 4 Tahitian lime trees which are about a year old so not producing yet. About 10 avocado seedling about a year old. One large mango tree with 20 mangoes currently hanging. There are about 400lbs of lemons ready for picking now. There are two jackfruit trees that have born fruit in the past, 2 different varieties. There are several durian seedlings around 12" high. There are a few mamey sapote seedlings and 3 tangerine seedlings as well as two smaller mango trees from seed, a mature cultivated white guava tree. This land is an excellent site for all citrus, mangoes and avocados. The land was staked and surveyed. There is a farm shed here. It stands on a wooden platform/foundation(post and pier) that is about 12'x20. the shed takes up 12'x10.5' of that space with room enough for a second tool shed which is half complete. The shed is 2x4s and plywood with a pcv corrugated roof. the cabin is about 4 years old. Structure does not need a permit due to its small size to the best of my knowledge, so there is no permit for it. This lot is on a gravel road off of palaoa loop. Low traffic. Beaches 12 miles away.
