Commercial "area 1" is ~.85 acres and fronts Highway 19/98 on the easternmost portion of the site, and Cason Blvd to the North. Based on measurements taken from the mapping tool on the Levy County site(not a survey, and not confirmed), there is ~270' of frontage along Hwy 19/98. C-1 commercial designation allows for a total impervious surface ratio of 25%. The entire area of this first commercially zoned area is located in Flood zone X. The second commercially zoned "area 2" is located along Follow That Dream Parkway, and is ~4.75 acres, or ~196,000 square feet. This area is also zoned C-1 and would allow 25% impervious surface area to include the vertical and horizontal improvements. This second area is located within Flood Zone A, and improvements within this area would be subject to building and elevation restrictions. A unique feature of this site that needs to be discussed is the fact that there is a small strip of land bisecting the property from the east and west, which is zoned Utility. This area is ~5-6 acres and will allow for no vertical improvements to be placed upon it. It will, however, allow for easier access in, out, and around the site, as well as some "supporting infrastructure" towards the projects(electrical substations, centralized water and wastewater treatment facilities, communication towers, and logistical storage or parking). As you can see from this brief description, a lot is going on with this site, and to the right buyers, an unimaginable amount of development opportunity. City water is available.
