    The lot is NOT APPROVED FOR BUILDING IN ITS PRESENT STATE. Buyers would need to do perk tests, wetland studies, and a site plan among other engineering activities to provide to planning & zoning for approvals to build. NO RVS, TENTING or any other temporary structure is allowed by the town. This 3+acre property backs up to the Sheepskin Hollow Land Preserve and borders private open space on one side. The access road is a town road, but unpaved and currently not actively used. This is raw land, no test pits or wetland studies have been done, but there is a survey available. The land is wooded with the beautiful Roaring Brook that runs through the front 1/3 of the property. In order to traverse to the larger portion, one would need to add a bridge. The land has lots of recreation possibilities as it backs up to the Sheepskin Hollow preserve. The bird & wildlife population is abundant.
