The subject parcel lies well inside the current 50 year erosion setback area; previously estimated at roughly 178 feet landward of the bluff top in this vicinity, subject to updated geologic and coastal engineering studies; so any proposal for permanent structures would face a lengthy, uncertain review process with no guarantee of approval.
