The AR-Hwy 7 West (#03019-03773) is a +/- 184-acre (per GIS Estimation) tract of timberland located in southeastern Ouachita County about three miles north of Louann, AR (North 33.437170, West 92.803683). The topography consists mostly of well-drained rolling hills along with about 27 acres of bottomland. The upland portion features a diverse range of planted pine stands including ~44 acres planted in 2005, ~51 acres planted in 2006, ~30 acres planted in 2015 and ~25acres planted in 2017. An intermittent stream/creek flows through the property in a southerly direction. Access to the property is excellent with frontage to the western side of AR-Hwy 7; County Roads 386 and 63 bisect the land. Some utilities can be found along these public roads allowing for camp/home site potential within the Camden-Fairview School District. An inactive oil well site a little over an acre in size exists on the southwestern portion of the land.
