Converted, attached ~700sf 1 BR with separate entrance, full kitchen & bath, dining area, & separate entrance in the heart of Anderson Valley - ~1/2 mile from center of Boonville with views of sheep pasture, barn, & coastal forested range. We seek a considerate and conscientious tenant The apartment is attached to main home with a shared walkway and shared wall. Owner works from home both inside and outside on the property. There is also another rental in close proximity on the property currently occupied by good neighbors. Bedroom has new maple laminate flooring and large closet. Entrance room serves as dining and living room with new flooring that extends into kitchen. Both rooms have large windows with views of a neighboring barn and sheep pasture. The kitchen has a 4 burner electric range and stove, standard refrigerator, and extra storage closet. The bathroom has a large walk in shower (no bathtub). There is an efficient monitor (kerosene) heater with a "power saver" setting. There is no AC although it is comfortably cooler in the summer with breezes in the afternoons. No laundry facilities. The closest laundry is in Philo, several in Ukiah. We cannot accommodate pets however an indooor only cat might be considered with extra security fee and other agreements about pet waste and litter disposal. This is a rural area and there are house rules with common sense issues for living in close proximity with shared walls and for living in a rural setting. The "neighborhood" is rural and eclectic - from the very wealthy to the very marginal. The property is between 2-3 acres and is a work in progress with edible and native plantings. It borders Hwy 128 with easy access and a berm that helps with some line of site, however 128 is visible and can have noise from trucks or motorcycles. We have a peaceful, quiet, niche and enjoy living in this beautiful valley. We are conscientious of our footprint - both for the environment and our neighbors. We are looking for the same consciousness in those that share the property. Utilities that tenant is responsible for: garbage /recycling; monitoring, ordering and sharing (1/3) cost of kerosene fuel for monitor heater; interenet/telephone. One outdoor parking space available
