$25,000: There's a tiny, year around creek bordering this 4.4 acre lot (with no restrictions), which is partly steep with some flat areas, all covered with mature trees (maybe 1/3rd evergreen). Of course, it's perfectly legal for the owner to hunt there. It's an ideal hideaway spot for a "prepper", camper, or someone who wants to live off grid, but there's also a power pole about a football field's distance from the property (just in case you want to get back on the grid). To see this property on google earth: Just follow the main road south out of Evening Shade, AR (maybe 2 or 3 miles) until you find Birdsong RD, and the first unpaved intersection is Hereford LN. The latter half of Hereford LN (going north) borders the east side of the property and the unnamed creek borders the west side (but the creek is not so easy to see from the aerial view). On Zillow, the 3 map/pictures on the left are correct (except that all the property boundaries should move about 20 feet east and 20 feet south), but Zillow added another map and "street view" picture on the right which is incorrect (and I don't know how to correct this in Zillow). Owner financing is possible with 25% down and $500 per month. I'm not using a Real Estate broker (but you can pay the extra fee if you want to use one). Owner financing is possible with $4000 down and $400 per month (plus interest), but be warned: If you wait until after I make certain planned improvements to this property, then the price will increase.
