Offered as three individual tracts, these farms are located northwest and southwest of Grand Junction, Iowa in Sections 7, 20, and 29 of Junction Township, Greene County, Iowa. Tract sizes range from 63.80 acres to 156.20 acres and would make for great add-on tracts to an existing farming operation or an investment for the Buyer looking to diversify their portfolio or hedge inflation. Tract 1 consists of 63.80 acres m/l located southwest of Grand Junction, Iowa. The farm includes 62.12 FSA NHEL cropland acres and a CSR2 soil rating of 78.7. Prominent soil types include Canisteo clay loam and Nicollet loam with over 65% of the farm carrying a CSR2 soil rating of 83 or higher. Private and county drainage tile is located on the tract. A private 6" tile line lies on the north half of the farm and connects to a 6" county tile line at the property boundary, draining water east off the farm. Three drainage intakes are located on the farm, suggesting additional private tile has been installed. Drainage District #122 borders the farm to the east, and water eventually outlets into an open ditch in the section just north of the tract.
