    Excellent location, just 1.5 miles from Hwy 55 and Richardson Rd! This was a former 17 pad mobile home park that we are cleaning up. Currently split-zoned between PR-2 and R7. This would make an excellent 20 pad tiny home community! The county is amicable to that plan, assuming the tiny homes are built to IBC specifications. We have all public utilities already on the property (water/sewer/electric/natural gas). The property does have a functional well and pump house that could be used for irrigation or drinking water if standards are met depending on the proposed usage. We have a preliminary site plan already prepared from a local engineering firm that could be updated to suit your proposed design. This is just outside the city limits of Arnold, so you only have to work with Jefferson County, yet you get the sought-after Fox C6 school district. Can this be turned back into a mobile home park? It sounds like that is a possibility, but you'd have to follow setbacks from the property line that weren't in place 60 years ago when this park was built, so likely you'd have to place them parallel to the street reducing the number you could fit in there.
