    4 Bedroom Urban retreat on Wildcat Canyon. This is a one-of-a-kind property in East Richmond Heights with 3 homes on it. One is owner-occupied, one will be vacant by this summer and the main 4 bedroom house will be available to rent in late March. The home has a split level design. When you walk in there is a spacious feeling created by 12 foot ceilings in the living room, kitchen/dining area and master bedroom. There is a bathroom with shower on this floor that was remodeled in 2019. The common living spaces have hardwood floors, the master bedroom is carpeted and the bathroom has a tile floor. The kitchen appliances were replaced in 2019. There is a wrap-around deck which can be accessed from sliding glass doors in the kitchen, living room and master bedroom. Up a short flight of stairs there are 3 additional bedrooms and a bathroom with shower and tub. The upstairs is carpeted. There is a large 2 car garage, storage and laundry area downstairs, some of which is a shared space with the others on the property. The laundry is only for the use of the main house occupants, but I have garden tools and supplies in part of the garage and storage area. There is a sauna outside the master bedroom on a lower deck. In 2019 the house was retrofitted for earthquakes and the deck was reinforced with bolts to improve earthquake safety. A high efficiency furnace was installed in 2020 and there are solar panels on the roof which help provide electricity for the property. There is no central air-conditioning. The neighborhood is in a fire zone that occasionally is subject to PG&E public safety power shutoffs. I regularly have tree work and weed clearing performed to maintain a defensible space for wildfire safety. There is a wireless mesh network through AT&T that covers the entire property. The property covers 2 acres and includes a large fenced area with 10 raised garden beds and irrigation. The deck of the main house overlooks the canyon as well as the 2 other homes on the property. The edge of the property meets the boundary of Wildcat Canyon Regional Park in the East Bay Regional Park system. The trails of the park are easily accessed by foot and the main trail connects to Tilden at Jewel Lake. The initial lease will be for one year and then it converts to a month-to-month lease. There is a 60 day notification policy to end the lease. All utilities are covered by the landlord, including access to the property wireless network. No smoking allowed on the property. A good fit would be a family or 2-3 adults who value the solace of nature and community and are interested in being part of a neighborly living situation. My vision includes occasional shared meals and hikes and a general sense of community.
