You will have access to many amazing restaurants within walking distance, as well as easy access to the highway and grocery stores. Nearby amenities include: Urban Greens Food Co-Op Market, Dash Bicycle Shop, Hudson Street Deli, Seven Stars Bakery, two bodegas across the street, Broadway and Atwells Ave shops and restaurants, Dexter Park and playground, walkable neighborhood with tree-lined streets, and more. Downtown Providence and the East Side are 10 minutes away by car. Lincoln Woods State Park is a 20 minute drive away. Please note, this is an owner-occupied building. The landlord lives in the adjacent duplex unit. Lease terms: - 1 Year fixed lease term, beginning Aug 1, 2026 ending July 31, 2027 - Rent is $1900 per month for the first year, with the option to go month to month after the first year. - The rent may be increased by up to 4% per subsequent year. - Smoking of any kind (cigarette, marijuana, vaping, etc.) is not allowed inside the building. Drug use is strictly prohibited. - Tenants are allowed one pet (dog or cat). - Pet fees include one-time non-refundable fee of $150 for a cat or $300 for a dog. - Tenant is provided one off-street parking space. Additional parking is on-street, requires a permit, and is the responsibility of the car owner. - Tenant is responsible for taking garbage to street on pickup days (Fridays) - Snow removal is shared responsibility between all tenants in building. - Yard and lawn care is the responsibility of landlord. - Tenant is responsible for the following utilities: Gas, Electric, Internet Service. - Tenant is forbidden from any major modifications to the property including painting and remodeling. - No additional persons other than the approved tenants may reside on the premises for periods longer than 2 weeks.
