    What's special

I am relocating for work and need to find a replacement tenant for a lease break. The apartment is a studio on a high floor of City Tower, a new luxury high-rise apartment building in downtown Brooklyn. It is currently the only studio available in the building. The building is a part of the City Point development, which currently is home to the new Alamo Drafthouse movie theater, Target, and Century 21. Trader Joe's and the DeKalb Market are scheduled to open in the next few months. It is close to a number of great bars and restaurants in the neighborhood, and about a 5 minute walk from Fort Greene park. It is on top of the DeKalb B/Q/R stop, and very close to the Hoyt 2/3, Nevins 2/3/4/5 and Jay Street/Metrotech A/C/F/N/R/W stops. The building has a number of great amenities: doorman, basketball court, gym, 18th floor roof deck with grills and indoor lounge space, and a 43rd floor terrace. The apartment has wood flooring, in-unit washer and dryer, vertical heating and cooling (with a thermostat), walk-in closet, great fixtures, and plenty of shelving space. The view is also pretty great. The monthly rent is $2900/month, with two months free on a 13-month lease, but you have the option to amortize, i.e., pay the net effective monthly rent of $2454 for the entire 13-month period. So, it's either $2900 with two free months or reduced rent of $2454 each month -- whichever you prefer.
