You can search for 12 Shirley Avenue, Cheektowaga, NY 14225 if that helps, but it's the unit on the LEFT (This is a side by side Duplex), I live at 12 Shirley Avenue. The LEFT unit is addressed #10. This is not the Shirley Avenue in Buffalo near Eggert Road. Don't count on the map for some reason it doesn't show the proper location of the apartment. This one is located near Community Drive in Cheektowaga. This recently remodeled unit (#10) is part of a two family home in which myself (The landord) lives next door, I want you to consider me a good neighbor instead of a landlord. The current tenant is buying a house sometime before April 2021 so this gives you time to make arrangements at your current place. It can be available before then, all that is necessary is to make arrangements with the tenant to show the apartment and once a good tenant is found, she will move out. There is a park at the end of the street also. This is an owner occupied property, so it is important that I find the right fit and prefer a friendly, hard working tenant that is looking for a long-term apartment. The apartment is peaceful in a quiet dead end street, the landscaping is done by me and I will help with snow removal (Snowblowing) the driveway during the Winter. This apartment is perfect for a senior and manageable with very few stairs to worry about. The apartment does come with a stove and a microwave you are welcome to use, if not they can be removed for your own. This apartment has off street parking in a driveway and is very close to the airport, union road for shopping, wegmans, tops and a convenient distance to the thruway entrance and a park at the end of the street, the homes here are mostly owner occupied with senior owners also who have lived here for a long time. It has one bedroom with a hardwood floor refinished a little over a year ago, one with carpet and living room is partially carpeted, the carpet was replaced at this time also. It is very clean. The living room is wired with ethernet jacks (For roku, etc) that meet in a central place in the basement where you would put a cable modem if you choose. The perfect tenant must have a good credit rating and stable employment making at least 2.5 times the amount of rent after taxes. When you respond you are send a link to some questions before we schedule a showing. I will have to make arrangements with the current tenant for showing. The serious candidate will be required to pass a background and credit check and additional proof of income may be requested. I did let the current tenant have cats and will consider that for a good, qualified tenant as long as the cat is fixed and does not spray or destroy wood, we can discuss that later.
