It's a 400 sq ft in-law with separate entrance. Has top of the line insulation and sound proofing that makes it very cosey and private. Awesome location with a very high walk score, super convenient to groceries, 1 mile to 19th BART, super quick freeway access. Street parking is decent (prob won't get right in front of the house, but won't have to look/walk longer than 2-4 min) You would not have to pay any separate utils and we're asking a flat $150 /mo all-in including fast internet (no cable, but if you want TV we can figure it out). Not a lot of storage, but some. You'll share a pretty sweet back yard that has a hot tub and fire pit with a mid-30s couple . The studio is a completely separate, private space and we could go weeks without interacting, but also want to rent to someone who is down with our vibe! We go to bed early M-F, but we're extremely social burner weirdos so occasionally we'll be in the back yard making noise, fire dancing, and having get togethers on Fri/Sat that get quiet by midnight. (Note, that use of the back yard will be a privilege, not included in the lease... never had any problems before!) We have an indoor/outdoor cat and we go out of town a lot. Might you be down to feed him for us occasionally? 1-year lease only. No pets, single occupancy only. I've never made an exception. 1.5x rent as security deposit.
