    What's special

This is a family owned piece of property with several sellers. Property consists of approx 25 acres of farmland and 12 acres of timber. There is a road separating most of farm ground from timber. The timber area backs up to Cache River backup where northeast property line would be marked. There is a strip of less than one acre where owner donated land for a church and also a 1.47 area where a homesite sits. These are not a part of the property being offered. An old abandoned homesite is included as well as the south east corner which still belongs to the family of the seller. A mobile home shows to be there but there is no record of this land being deeded to current home owner. Property will not be split up as there are numerous heirs owning the property. Beans, rice, and wheat have been harvested on the land over the past years. Electricity can be obtained from Entergy. Gas is propane in that area and Cross County provides water to neighboring properties. No sewer available so private septic will be necessary if used for a building site.
