This townhome does have a small, fenced off backyard space Specifically, this property is located 3 blocks south of Alberta on North Blandena which comprises the city block between N. Vancouver and N. Williams. - Please Call to schedule a showing. -Owner pays water/sewer, garbage/recycling, and landscaping. An application will be considered complete when the following criteria have been met: 1. Each applicant has provided a verifiable proof of identification. This includes, but is not limited to, evidence of a social security number, a valid immigration visa, an ITIN number (individual taxpayer identification number), a non-immigrant visa, or any government or non-government backed mode of identification that would provide identity verification. 2. All adults over the age of 18 have applied and paid the screening fee of $50 (My Smart Move - Trans Union). Please note that an online background check service is used and the $50 fee for each applicant over the age of 18 who has applied is paid directly to the screening service. A link will be sent to you once a completed application has been accepted and is being actively processed. 3. Verifiable Landlord Contact information - 18 months of verifiable rental history from a third party landlord is required for each applicant. This information should include both the phone number and email of the property manager and, if applicable, the property owner. Once this stage in the application process is reached, it is important to note that most landlords and/or management companies require written documentation on the part of each applicant which allows our screener to speak with the previous landlord/management company about the applicant's previous tenancy. Please note that we retain the right to deny your rental application if, after making a good faith effort, we are unable to verify your rental history. 4. Eviction history - Seven (7) years of eviction free history is required. 5. No applicant may have more than two (2) 72 hour and/or 10 day non-payment of rent notices issued within a 12 month period. 6. Combined gross income verified to be at least (2.5x monthly rent in accordance with PCC 30.01.086.D.2.a-b) which includes, but is not limited to, 2 pay stubs from the most recent pay periods, 3 years tax returns if self employed, and monetary public benefits. There must be a verifiable income history of 3 months or more to be factored into the above listed requirement. Screening criteria for all applicants over the age of 18 in relation to the above include (a) each applicants credit history; (b) criminal history; (c) verifiable income equating to at least 2x monthly rent in accordance with PCC 30.01.086.D.2.a-b for all financially responsible applicants; (d) continuous rental references for the last 18 months. *For reference, reasons to be declined may include, but are not limited to, recent history of eviction, insufficient income, credit score under 700, unpaid amounts owing to current or previous landlord(s) (undisclosed "cash for keys"), criminal background, high collection balances, negative rental history, combative behavior during the application process, and, in some circumstances, negative rental references as verified by a past landlord/management company. Negative rental references can include, but are not limited to, reports of allowing individuals not on the lease/rental agreement to reside in a previous residence, failure to give proper notice upon vacating previous residence, excessive damage (beyond normal wear and tear) to a property and/or property grounds, reports of drug dealing or drug manufacturing, reported incidence of a neighbor's quiet enjoyment of their own property and/or place of residence, and if a previous landlord/owner would not be inclined to rent you again as a result of applicant's behavior during said tenancy. An applicant will be disqualified if, during the last seven (7) years, said applicant has been convicted of a crime that includes, but is not limited to the manufacture or distribution of a controlled substance, destruction of real property, threat and/or actual harm to another. If, during the evaluation process, factors arise which indicate that a potential applicant's past conduct is inconsistent with the health, safety, or peaceful enjoyment of the property by other residents and/or said applicant's past actions indicate an inability to comply with the landlord's rule of residency, the application may be denied. Please note that verified untruthful information contained on your rental application may result in an automatic denial. Any misrepresentations that are discovered after the rental agreement is executed may result in the termination of the rental agreement.
