    What's special

Custom-built waterfront homeBlack-framed pella fiberglass windowsFour exterior security camerasPremium vortex extreme sidingCarefully selected custom finishesTankless water heaterTravertine stone floors
Set on approximately 7.8 private acres along the edge of Plum Tree Island National Wildlife Refuge, this custom-built waterfront home offers a rare combination of privacy, nature, quality construction, and refined coastal living. Designed with an open reverse floor plan to maximize natural light and views, the home captures peaceful salt marsh scenery, open sky, and distant Chesapeake Bay vistas. Integrated porches create inviting outdoor living spaces, while the surrounding landscape offers a quiet retreat with wildlife, sunrise views, and a strong connection to nature. Inside, the home features carefully selected custom finishes, including travertine stone floors, black-framed Pella fiberglass windows, custom tall interior doors, wool carpeting in the bedrooms, and a beautifully designed kitchen with custom black poplar cabinetry, premium Dacor appliances, an induction stove, and Patagonia quartzite countertops and backsplash prepared for under-lighting. The bathrooms continue the elevated design with modern floating oak DXV vanities, a DXV jetted tub, an infrared sauna, a shower with body sprays and rain shower, and Absolute Black granite tile. The home offers three bedrooms plus a flexible bonus space that can serve as a sitting area, office, or potential fourth bedroom. One bedroom also has a separate exterior entrance, making it well suited for guests, extended family, a private office, or additional independence within the home. Additional features include a tankless water heater, zoned air conditioning, and four exterior security cameras. Thoughtfully designed for coastal durability, the home is elevated approximately 16 feet above sea level and was built with upgraded structural details, including hurricane clamps, thicker framing, premium Vortex Extreme siding, and a carefully planned orientation to reduce direct exposure to strong northeast coastal winds. Seller reports that the elevated perimeter around the home has remained dry during high tides. Despite its peaceful waterfront setting, the property remains convenient to Poquoson amenities, local schools, Newport News/Williamsburg International Airport, NASA/Langley, military bases, shopping, dining, and the greater Hampton Roads area. This is a peaceful, well-built waterfront retreat in a truly special natural setting.
What the owner loves about this home
What I love most about this home is the peace. I built it as a forever home — a place close to nature, surrounded by light, water, sky, birds, and quiet. I love waking up to sunrise over the salt marsh, with the Chesapeake Bay in the distance and Plum Tree Island National Wildlife Refuge beyond the property. The view changes every day — fog over the creek, dramatic clouds, rainbows, and birds moving through the marsh. As a Master Naturalist, birder, and wildlife photographer, this has been a very special place for me. I have recorded 87 bird species on the property, and the mornings are filled with birdsong. I also love being able to kayak directly from the property. It is peaceful to step outside and go straight onto the water, surrounded by marsh, wildlife, and open sky. The house was designed with care, from the reverse floor plan that brings the best light and views into the main living spaces to the open layout, porches, black Pella windows, travertine floors, custom wood doors, Patagonia stone, black poplar kitchen cabinets, and spa-like bathrooms. Every detail was chosen to feel beautiful, natural, and lasting. I love the privacy, too. There is no neighbor on one side, and the yard feels like it continues toward the marsh and refuge. Apple and pear trees, grapes, blackberries, birds, and wildlife make the property feel alive and peaceful. I am selling because life has brought me into a new chapter, with more time now spent in Arizona and family needs pulling me in a different direction. It is not easy to leave a home built with so much love, but I believe it is ready for someone else who will appreciate the peace, nature, water, and privacy as much as I have.
