The fully stocked kitchen includes a blender, drip coffee machine with grinder, Keurig machine, cake mixer, pots, pans, oven, serving trays, crockpot, rice maker, dishwasher, toaster, toaster oven, oven, stove, and refrigerator with filtered drinking water and ice maker. Dining and entertaining spaces include a dining table with seating for up to 10 guests, a spacious kitchen island perfect for cooking and socializing, a built-in breakfast nook with seating for 6, and an enclosed patio area ideal for enjoying morning coffee or evening cocktails while overlooking breathtaking sound sunsets. We welcome dogs only for a fee of $150 per pet, per stay, with a maximum of 3 dogs, each weighing up to 50 lbs. A pet fee will be applied to cover the cleaning of pet hair, and if any waste beyond hair is found, an additional cleaning fee of $200 will be charged. The pool heater incurs a daily fee of $125 plus tax, and must be booked and paid for the duration of your stay, with at least 5 days' notice required. Our pool is closed and covered seasonally from November to March. The use of the hot tub is included in your nightly rate, with no additional charge. Duck is home to midges, tiny seasonal bugs that are harmless and do not bite, but they can appear in large numbers. To keep them out, we recommend keeping doors closed as much as possible and turning off outdoor lights at night, as light attracts them. We regularly treat the area, but they may still be present outdoors. Bug spray is a great idea for enjoying the deck and pool areas. Additionally, snakes from the nearby marsh can occasionally be spotted. If you see one on the property, contact us immediately, and we will arrange for animal control to remove it. The primary renter must be 21+, sign a rental agreement, and provide valid photo ID. The registered guest must remain on-site for the entire stay, and subleasing is prohibited. No parties or events, loud music, rambunctious gatherings, or excessive cars disturbing neighbors are strictly prohibited. Quiet hours are from 10 PM to 10 AM, and excessive noise or disturbances may result in immediate eviction without refund. Smoking or vaping is not allowed indoors, including cigarettes, marijuana, or e-cigarettes, and any cleaning or damage costs will be charged to the primary guest. Pets must be on leashes in unenclosed areas, and no dogs are allowed in the pool. Please clean up after your pets and be mindful of barking to avoid neighbor complaints. Only park in designated areas: carport, driveway, or directly in front of the property, with a maximum of 4 vehicles allowed. Avoid blocking neighbors' homes or driveways. Children under 18 must be supervised at all times when using the pool or spa. BBQ and fireplace must be operated by responsible adults only. No firearms, fireworks, or hazardous materials are allowed on the property. Follow all local, county, and state laws and short-term rental regulations, as noncompliance may result in eviction by the city without refund. Late checkout may result in a fee of up to $200 unless approved in advance. Fines may apply for violations of house rules or city ordinances, including Code Enforcement penalties.
