The entire application process is handled directly through the owner and the Homeowners Association. The owner personally submits the application to the Association. There is no physical office for submitting applications. You must not give any money until the moment you submit your application for the background check. Payment must be made via Money Order. THE APPLICATION FEE NOT REFUNDABLE ; it costs $50 per adult applicant, and a separate payment is required for each individual. REQUIREMENTS... The first step is to visit and view the property; if it meets your needs, we can then proceed with the application process. The application is submitted to the owner for review. We will verify your documents, ID, proof of income (covering at least the last 3 months), a letter of recommendation from your current landlord, and personal and professional references. (Note: If you are a business owner or self-employed, different requirements apply.) Subsequently, your application will be forwarded to the Homeowners Association. If your application is approved (this typically takes 1 2 weeks, or possibly less), we will proceed to sign the lease agreement and arrange a meeting to hand over the keys. You must be able to demonstrate a combined monthly income equivalent to 2.5 times the monthly rent ($4,000 total for all adults residing in the household). You can demonstrate your ability to pay by submitting pay stubs from the last three months, an employment verification letter from your current employer, a letter of recommendation from your current landlord, and your government-issued ID. Letters regarding Social Security or disability benefits are also accepted. All of these required documents must be submitted to the Association Administrator, who is responsible for handling the tenant screening process. Pets are welcome; the pet deposit is $300 (maximum of 2 small pets allowed), and the monthly pet fee is $50 per pet. Basically, that summarizes the process.
