The house has three bedrooms and two bathrooms, one with a shower and one with a bathtub/shower combination. There is a two car garage, with garage door opener, and storm windows. It is located on a large lot of 0.29 acres (12,654 sq. ft.). The house is located in the Marion School district. There are paths between houses (one house deep) from the side walks next the road to the school playgrounds. It is approximately 1.5 miles to Mill Plain Blvd/I-205 interchange and 7 miles from the Portland International Airport. The house was "reconditioned" in 2022 with new bathroom shower and bathtub, and tile surfaces in the bathrooms and kitchen., It has luxury vinyl plank flooring (no carpeting, thus easy to keep clean) through out the house. Cook stove/oven, dishwasher, garbage disposal and hotwater heater new in 2022. Note: the house will be painted this spring or summer (2024) as weather permits. It is located in on large fenced "Flag" lot, the asphalt driveway, which was in repaved in 2022, is shared with the house next door, . Lease is for one year, then automatically converts to a month to month rental. Cancellation of the rental, after the first year, is to occur in writing no less than one month prior to vacating the house. If desired by the renter, continued leases are possible. Non-smokers only (this includes tobacco use and any other illegal Washington State and/or United States Federal Government substance usage). This house cannot accommodate more than six persons. This is follows the HUD Federal Occupancy Standards. No one can occupy the garage as a living space. All utilities to be paid by renter. The first month and last month rent along with a security deposit (the same amount as the rent) will be required at the signing of the lease: or three times $2,395, or $7,185. The mowing and upkeep of the yard is the responsibility of the renter. Pets may be allowed, but must be approved (you may better like the term interviewed) by the landlord before the pet enters the house. There will have a pet deposit for each pet, which may not be refundable; the amount of the deposit depending upon the pet species, its size, temperament, and activity level. No pets that are classified as dangerous will be allowed: this includes several dog breeds and hybrids. Any dog that is classified and a medium to large dog would require us to place such a large deposit (damage and our house liability insurance binder) as to make it unsatisfactory to both the landlord and the renter. Note: The following items will be used in screening prospective renters: 1. Personal interviews, 2. References (prior landlords and personal; if desired by renter for us to consider) 3. Income verification (or proof that rent is affordable to renter) 4. Third party reports (public and private records including, but not limited to, "comprehensive reusable tenant screening report"), whether obtained by the landlord or submitted by the renter; (subject to verification by landlord). Acceptance and refusal of any renter will be based on our personal discretion on who can afford the house rental and who we feel will best respect our property.
