RENT: Tenant agrees to pay $1950 per month, due on the 1st day of each calendar month.
SECURITY DEPOSIT: Upon execution of this Lease, Tenant will deposit with Landlord the sum of $1000 as security for the performance of Tenant's obligations under this Lease.
USE OF PROPERTY: The property shall be used for residential purposes only. The number of occupants is limited to 2 person(s).
REPAIR AND MAINTENANCE: Landlord will be responsible for lawn care, pest control, and any other necessary property upkeep. Tenant will need to be available on property for maintenance.
INSURANCE: Tenants are responsible for having sufficient insurance to cover all personal property located on the Property. Tenant's insurance should include a reasonable amount of coverage for liability.
DESTRUCTION OR CONDEMNATION OF PROPERTY: If the Premises are partially or totally destroyed during the term of this Lease so as to render them uninhabitable, Landlord may, at its option, terminate this Lease or repair the Premises. If the Premises are condemned, this Lease will terminate upon such condemnation.
ASSIGNMENT AND SUBLETTING: Tenant will not sublet any part of the Premises or assign this Lease without the prior written consent of the Landlord.
DEFAULT: If Tenant fails to comply with any of the material provisions of this Lease or of any present rules and regulations governing the Premises, Landlord may terminate this Lease upon providing proper notice to Tenant.
LATE CHARGE: If any amount under this Lease is not received by Landlord by the 4th day of each month, Tenant agrees to pay a late fee of $50.
KEYS: Tenant will be given one (1) key to the Premises. If keys are lost, Tenant will pay for replacement keys.
QUIET ENJOYMENT: Tenant will conduct himself, and require other persons on the Premises with Tenant's consent, to conduct themselves in a manner that will not disturb others' peaceful enjoyment of the Premises.
INDEMNIFICATION: Landlord will not be liable for any damage or injury to Tenant, or any other person, or to any property, occurring on the Premises, unless such damage is the legal result of the negligence or willful misconduct of Landlord, its agents, or its employees.
TERMINATION UPON SALE OF PREMISES: Notwithstanding any other provision of this Lease, Landlord may terminate this Lease upon 15 days' written notice to Tenant that the Property has been sold.
EARLY TERMINATION: Tenant may, upon 30 days' written notice to Landlord, terminate this Agreement provided that the Tenant pays a termination fee equal to $3,000.00.
LANDLORD ENTRY: Landlord will have the right to enter the Premises upon reasonable notice to Tenant to inspect the Premises or make repairs.
QUARTERLY INSPECTIONS: Landlord and property manager will have the right to conduct routine inspections of the Premises on a quarterly basis during the term of this Lease to ensure the Property is being properly maintained, to identify necessary repairs, and to confirm compliance with the terms of this Lease. Landlord and property manager will provide reasonable notice to Tenant prior to inspection. Tenant agrees to make the Premises available for such inspections. Failure to allow access after proper notice may constitute a default under this Lease.
PETS: Pets up to 20 pounds will be allowed on the Premises with the prior written consent of the Landlord and pet deposit.
SMOKING: Smoking is not permitted in any part of the Premises, including but not limited to common areas, the dwelling unit, hallways, stairs, elevators, balconies, and patios.
