1. Utilities Responsibility Tenant agrees to be responsible for the payment of all utilities and services associated with the Premises, including but not limited to: Water Trash Recycling Sewer Gas Electric Landscaping services (including regular yard maintenance) Tenant shall place all applicable utilities in their name (if applicable) and ensure timely payment to avoid interruption of services. 2. Tenant Maintenance & Minor Repairs Tenant agrees to maintain the Premises in a clean, safe, and sanitary condition and shall be responsible for the cost of minor repairs and maintenance, including but not limited to: Window coverings (blinds, rods, etc.) Interior painting touch-ups due to damage or misuse Nail holes, wall damage, or patching Toilet clogs caused by Tenant use Garbage disposal jams, leaks, or damage Dripping or minor faucet repairs Window and door screens Pest control due to Tenant housekeeping or actions Appliances (repairs or replacement due to misuse or neglect) Similar minor maintenance items Tenant responsibility for any single repair item shall not exceed $1,500.00 per occurrence. Tenant shall promptly notify Owner/Agent of any needed repairs. Failure to report issues timely that result in further damage may increase Tenant liability. 3. Owner Responsibility Owner shall be responsible for major repairs and structural components of the Premises, including but not limited to: Structural components of the building Roof, fascia, and foundation Major plumbing systems (beyond minor clogs or fixture repairs) Major termite or pest infestations not caused by Tenant Electrical systems (excluding minor fixture issues) Repairs exceeding $1,500.00 per individual occurrence, unless caused by Tenant negligence or misuse 4. Negligence or Misuse Notwithstanding the above, Tenant shall be fully responsible for any and all damages or repairs of any cost resulting from: Negligence Misuse Abuse Failure to properly maintain the Premises Unauthorized alterations or repairs Such costs shall not be limited to the $1,500.00 threshold. 5. Compliance with Law Nothing in this Addendum shall waive or reduce Owner's obligations under applicable California law, including maintaining the Premises in a habitable condition pursuant to California Civil Code 1941 and related provisions. 6. Acknowledgment Tenant acknowledges and agrees to the terms of this Addendum and understands their financial responsibilities for utilities and maintenance as outlined above.
