HVAC Maintenance: Tenant agrees to replace all AC filters at least every 60 days (or every 30 days if pets are present) at Tenant's expense. Maintenance & Appliance Repairs: Tenant must notify Owner in writing of any necessary repairs within 48 hours of discovery. For kitchen and laundry appliances, Tenant is responsible for scheduling authorized service appointments and paying a $150 maintenance deductible per service call. Owner will cover any remaining balance beyond $150, as well as any repair fully covered under manufacturer warranty.
