Lease Duration Minimum term: 30 days Typical term: 1 to 6 months Lease may convert to month-to-month after the initial term with 30 days' written notice from either party. 2. Rent & Payment Monthly rent is due in full on the 1st of each month. A grace period of 3 days is provided; a $50 late fee applies on the 4th, with an additional $10 per day thereafter. Accepted payment methods include bank transfer, Zelle, or any method agreed upon by both parties. 3. Utilities Rent includes electricity, water, gas, internet, and trash services. A utility cap of $200/month applies. Any usage above this cap is the tenant's responsibility and will be billed separately. 4. Furnishings & Inventory The unit is fully furnished. Tenant is responsible for damage beyond normal wear and tear. 5. Security Deposit A refundable security deposit equal to one month's rent is due prior to move-in. The deposit will be returned within 30 days of move-out, minus any deductions for cleaning, damage, or unpaid charges. 6. Renters Insurance Tenant is required to maintain renters insurance with at least $100,000 liability coverage. Proof of insurance must be provided prior to move-in. 7. House Rules No smoking inside the home. No parties or events allowed. Quiet hours are from 10:00 PM to 7:00 AM. Pets are reviewed on a case-by-case basis. Approved pets may require a separate pet fee or deposit. Subleasing is strictly prohibited without written consent from the landlord. 8. Cleaning & Maintenance The home will be professionally cleaned prior to move-in. Tenant is responsible for basic upkeep, including taking out trash, maintaining cleanliness, and reporting maintenance issues promptly. Landlord may perform periodic maintenance with at least 24 48 hours' notice. 9. Entry & Access The unit has self-check-in via smart lock or keypad. Landlord will provide at least 24 hours' notice before entering the property, except in emergencies. 10. Termination & Notice Tenant must provide 30 days' written notice to terminate the lease early. An early termination fee equivalent to one-half month's rent will apply. Landlord may terminate the lease with 30 days' notice unless due to violation of lease terms (e.g., nonpayment, property damage). Lease may auto-renew on a month-to-month basis unless either party provides written notice of non-renewal.
