This cute little studio has amazing charm! With incredible amenities! In the 16 years my wife and I have owned our duplex, this studio has only gone up for rent 6 times. Our last 2 tenants combined stayed with us for 9 years! You will love living here! We offer a clean apartment, we live on the other side so are always close by if there is ever an issue. Our previous tenants are not quite out yet, so updated photos will be coming soon. Things that will change in the photos: the kitchen floor is being replaced, a newer refrigerator and front load washer and dryer have also been installed in the last 12 months. Any other possible issues will be addressed before renting to the next tenant. We allow animals! Bring your fur babies! Amenities not yet discussed: on-street parking is almost never an issue, we provide an in widow air conditioning unit for the summer, a gas range for cooking, a counter top dishwasher, and a private, fully fenced yard that is mowed for you! We understand moving can be expensive (especially with pets), if you are having troubles coming up with first, last, deposit, and applicable fees (pet fees), we can work out a short term schedule to make it less burdensome for you to move in. Yes we will accept a reusable tenant screening report. Other screening criteria include: Income Verification: Gross household monthly income must equal or exceed 2.25 to 3 times the monthly rent. Credit History: A minimum credit score of 600+ with no accounts in collections or derogatory standing. Rental History: 1 to 2 years of verifiable, favorable residential history (no prior evictions, lease violations, or money owed to former landlords). Employment & Background: Verifiable employment (minimum time on the job) and criminal records checks (which require individualized assessments under state guidelines).
