We - the owners and managers - live on the second floor. We have lived here since 2021, and we love this quiet but convenient neighborhood with kind, welcoming neighbors. We're transparent and pro-renter. We encourage you to look over all details of the listing and ask any questions you like. *Great amenities* - Private porch. - Hardwood floors and colorful accent walls - Fantastic chef's kitchen with stainless steel appliances and dishwasher - Working wood burning fireplace for those romantic winter evenings - Private clothes washer and dryer and limited storage in the basement. - Abundant natural light when you want it, custom blinds for when you don't. - Well-maintained central air conditioning and plenty of ceiling fans. - One garage space for off street parking or storage (electric cars and bikes welcomed). No car? No problem. Garage space can be negotiated out of the total rent, just ask. - Shared lawn space and fire bowl. - Trash, curbside compost pickup, glass recycling, water, sewer and internet included. *So walkable and convenient* Where can you walk to from here? 5 minutes to Rosemont Cellar (cafe) or Lena's Wood fired Pizza 8 minutes to Braddock Road metro 13 minutes to Alexandria Amtrak/VRE station 15 minutes to King Street metro station 20 minutes Del Ray farmer's market or most restaurants in historic Old Town *How about transit times?* On the Yellow Line, it's 30 minutes to L'Enfant Plaza from the Braddock Road Metro. With Metro and TSA Pre-Check, it's 35 minutes from your front door to your gate at Reagan National Airport (yes, we timed it.) WMATA A11/A12 bus stops within two blocks, and DASH 33 bus stop is within 1.5 blocks. *Why rent from us?* We were renters before we took over the building. That means we've felt your frustrations before. We aim for a fair price, prompt service, and to live the idea of neighborliness. We don't do pet rent or junk fees. Paying for rental applications isn't fun, so we'll refund up to $50 per applicant if you're accepted and sign a lease with us. As the tenant, you'll be responsible for your own electric and gas utilities. We cover: water, sewer, 600mbps internet, trash, curbside glass recycling, and curbside compost. Cats are welcome. Dogs will be accepted on a case by case basis. No smoking inside. Accessibility notice: this is a first-floor unit, but stairs are required to enter and exit the building, and to access laundry facilities and rec room/studio space. Each person who submits an application will also need to authorize a criminal background report, eviction proceeding report, and pay for a credit report. If your application is accepted and you sign a lease with us, up to $50 in reporting fees per applicant will be refunded as a thank-you.
