It's hard to find a big single story house in my neighborhood. In fact, the cheapest you can find one over 1800 square feet is currently listed for $250,000. My house is larger than that one and still over $50,000+ cheaper! That's right, I am selling this house way below market value. Why? Because it needs about $8,000 in paint & small repairs and a good cleaning and I don't feel like doing it. I just want to sell it, and sell it quickly if possible. None of the painting or repairs are major and you can slowly do them even while you are living in the house. The Austin market is hot. I could very easily ask full price and have to negotiate back and forth about price and repairs. I don't want that hassle. So I am pricing this low so that someone can have a good deal and I don't have to haggle at all. This is a 3 bed house, has an extra office, and is ready for someone to fix her up a bit. If you like painting and are handy, I bet you could do the work yourself for like $3,000 or $4,000. Don't look a gift horse in the mouth. I am giving this house away, so if you even try to haggle the price down even more I will just move on to the next buyer. I'm so serious about selling this, that I am willing to even buy the [removed] 10 gallons of paint you need for this house. After you pick the color, I will have the paint waiting for you in the living room. I might even throw in some paint brushes and rollers for you.
