I'm selling 3.7 acres of land on Hwy. 779, near the corner of FM 779 and U.S. Hwy. 69 just 2 miles SE of Emory--very close to the flashing light. My family originally bought the property six years ago, and we planned on building two homes. My dad passed away, I've since bought another home, and plans changed--so we are hoping to sell it. The land is flat with highway (FM) frontage, and the back portion is L-shaped. Eighty percent of the property is open with random mature trees. The back portion, just a part of it, is wooded and has a small creek flowing across it. We had initially planned on adding a footbridge and a few picnic tables; it is suited toward such additions. Since life changed, we have to move on. Even though the price of real estate constantly increases, we are asking a price very close to what we paid for it six years ago: $34,900. Even that price has slight room for negotiation. Note 1: There are nice homes on the properties on either side of the property. Note 2: There were original restrictions on the property when the area was developed, and those living in the area are probably still expected to adhere to them. The restrictions involve homes having at least partial brick edifices and having at least 1400 square feet, no mobile homes, etc. Note 3: If you go to see the land, please know that it is currently in need of being mowed.
