Hi Everyone! I have a few rooms available for rent. Each room is fully furnished with a queen-size bed, nightstand, dresser, and 50" or 55" smart TV. The price for each room varies and includes all bills paid. The house is located in a new subdivision with a community lap pool. It's conveniently located near a shopping plaza, Costco, movie theater, Walmart, HEB, gas stations, and Lackland AFB all within 5 miles. Easy access to 410, 151, 90, and 1604! Lease Terms & House Rules 1. **Lease Duration * Standard lease term is **12 months**. (Might be flexible to 9 months) 2. **Rent & Payments * Rent + cleaning fee($40) is due on the **1st of each month**. * Late payments may incur a late fee (e.g., \$50 after the 3rd day of the month). * Security deposit is equal to one month's rent and is refundable at move-out, pending inspection. 3. **Utilities & Services * Rent includes **utilities, internet, and bi-weekly cleaning of common areas**. * Tenants are responsible for cleaning their **personal room and bathroom**. 4. **House Rules * **No smoking or vaping** inside the property. * **No illegal drugs or substances** permitted. * Responsible alcohol consumption is allowed. 5. **Cleanliness & Maintenance * Tenants must **clean up after themselves** in shared spaces (kitchen, living room, bathrooms). * Report any damages or maintenance issues immediately. * Do not flush anything other than toilet paper down toilets. 6. **Noise & Quiet Hours * Quiet hours are **10:00 PM 6:00 AM** daily. * Respect other tenants and neighbors at all times. 7. **Guests * Occasional overnight guests allowed (up to **2 nights per month**) with prior notice to landlord. * No long-term or unapproved occupants. 8. **Pets * No pets allowed (to maintain a hypoallergenic, clean environment). 9. **Parking * Driveway parking is reserved for **master bedrooms**. * Street parking available for other tenants. 10. **Prohibited Activities * No subleasing or Airbnb hosting. * No weapons. 11. **Move-Out * Must provide **30 days' written notice** before move-out. * Room must be left in the same condition as move-in (excluding normal wear and tear).
