Requires a $300 one-time non-refundable pet fee per pet and $25/month pet rent per pet. - Utilities: Resident is responsible for all utilities, including but not limited to electricity, gas, and water/sewer. Waste collection is managed at the community level and does not require a separate resident account. - Lawn Care: Resident is responsible for all lawn maintenance and landscaping upkeep in accordance with HOA standards. - Renter's Insurance: All residents are required to maintain a renter's insurance policy with at least $100,000 in personal liability coverage throughout the lease term.
