This well-kept home was recently remodeled and now has an amazing kitchen and a large great room with hardwood floors. It also has a new furnace, air conditioning, hot water heater, new carpets, and gutters. The home was recently painted inside and out and has a fenced yard with a deck a spacious garage, and an additional large basement not considered in the square footage. Tenet is responsible for utilities and lawn care. Lessee shall not paint any walls or surfaces without prior consent. Lessee shall alert lessor of any defective or dangerous conditions. Lessee is prohibited from engaging in any illegal activity or excessive noise that can disrupt neighbors. Lessor retains legal right to enter the property and agrees to give 24 hours notice before entering the property for repairs, maintenance, or any other purpose the lessor deems necessary. Lessee is responsible for keeping the rental clean and sanitary and agree to pay for any damages. "Damages" are to be determined by the lessor. This is a NON-SMOKING residence. Lessee and guests or family member of lessee are not permitted to smoke in the premises and agrees to pay for all costs to clean, replace window coverings and paint to remove the odor and other damages as is necessary. The Security deposit shall never be considered pre-paid rent. Subleasing is not permitted without written consent from lessor. Landlord shall have sixty (60) days, if necessary, to clean and refurbish the vacated premises to complete all repairs required, to verify final utility payments, and to mail any security deposit balance due, without interest to the lessee. The security deposit will be returned to the lessee by landlord within 30 days after the termination or expiration of this lease; less the cost of professionally cleaning of the carpets and repairing any damage (except ordinary wear and tear) caused by the lessee or anyone acting under lessee control, less the cost of putting the premises in a clean condition yard and pet clean up, a re-key fee for all locks/keys, cost of replacement of any garage door openers or other keys/openers for the property, and any rent, utilities, late fees, or any other unpaid charges, attorney fees, or other charges due. Lessee agrees that abandonment of the premises without written consent would mean the forfeiture of their security deposit. Lessee agrees to provide proof of renters insurance to the lessor. No cats are allowed, 1 small/medium dog is permitted for an additional pet rent of $35/mo
