Approval is subject to breed restrictions, size limitations, and the Tenant's ability to provide adequate documentation, including vaccination records and local licensing, if applicable. *Maintenance and Repairs: Tenant is responsible for maintaining the cleanliness of the property, including general upkeep of the interior and exterior (e.g., lawn care, replacing light bulbs, smoke detector batteries). Landlord is responsible for major structural repairs and maintenance of major appliances (unless damage is caused by tenant negligence). * Smoking Policy: Smoking or vaping of any substance is strictly prohibited inside the property and within 20 feet of any home entry points, windows, or common areas. * Renter's Insurance: Tenant is required to obtain and maintain a renter's insurance policy throughout the lease term, with a minimum personal liability coverage of $100,000, and provide proof of coverage to the Landlord prior to move-in. * HOA Rules: Tenant agrees to abide by all rules and regulations set forth by the Redmond Ridge Residential Owners Association (ROA). Any fines incurred due to Tenant's violation of HOA rules will be the responsibility of the Tenant.
