In 2017 an Austin home builder bought 26 acres on Luckenbach Cain City Road and divided them into 4 lots. My wife and I purchased lots 1 & 2. Lots 3 & 4 were purchased by a couple in their mid 50’s who have built a $1.2M home (Zillow estimate) on lot 3 and a very nice barn on lot 4. Their plan is to retire there. In 2021 the four of us hammered out a list of reasonable and well thought out deed restrictions with the goal of protecting property values. Each lot is permitted one primary residence, one guest house and two outbuildings. Essentially the neighbors are done. In 2022 we converted the barn on lot 2 to our home so a guest house and two outbuildings can be added to lot 2 and one primary residence, one guest house and two outbuildings can be built on lot 1.

VIEWS – Pedernales river valley. Considered the most fertile land in Gillespie County.
LOCATION – 290-wine trail 2 min, Luckenbach 6 min, HEB 8 min, San Antonio 45 min, Austin 60 min. There are only 3 houses within a half mile and maybe 25 cars pass in a day.
HISTORY - Luckenbach, TX is iconic, but Cain City (as in Luckenbach Cain City Road) has an interesting history of its own. Google Cain City, TX. Of interest, I have found arrow heads and a stone artifact under the large oak tree near the house.
WILDLIFE – axis and white tail deer, cranes turkey and other wildlife graze and drink from the 4 ponds we built. We once watched a rare jaguarundi for several minutes from the back porch.
LOW PROPERTY TAXES – Ag exempt. 2025 taxes $1,410.
LIFESTYLE – Fredericksburg is consistently rated at the top of U. S. towns to visit. Tourists come to have fun, relax, and enjoy themselves. This vibe creates an environment that makes it a great place to live. Residents benefit from the vibrant restaurant and entertainment scene. Tourist tax dollars provide funds to build and maintain an outstanding infrastructure system. Health care is very good with a fully equipped Methodist hospital. No freeways, railroads, sirens, road rage or rudeness. It is common to get a nod, a smile, or a wave.
PROPERTY VALUES – the latest impact on this metric will be the Waldorf Astoria hotel. They have chosen Fredericksburg for the location of their Texas resort and spa. Construction has begun and it is scheduled to open in 2028. Cottages in the complex, reportedly, will start at $4M. The location is 4.5 miles from our property. The Waldorf Astoria name and cache will, in my opinion, elevate Fredericksburg into the top tier of U.S. tourist destinations and have a major impact on its economy and property values.
