The irrigated farms located to the north provide secondary water with this being the lower end of their drainage area. WATER: In two certificates of five shares each from Pine River and Vallecito Lake. This is one of the best water rights for this area. Traditionally has had water through the months of summer. RESIDENCE/outbuildings The home is a 1995 19X65 mobile home with a purged title. A three bedroom, two bath very well insulated and comfortable home. The detached two car garage is also insulated and has the free natural gas piped in. A large canvas carport building is also heated with free gas. THE FARM: This farm has raised lots of beautiful hay. With the excellent water rights and extended growing season, it lends itself to an ideal place to grow hemp. The soil is fertile. The possibilities of building a stick built home, turning the acreage into productivity, raising cows, turning it into a top flight horse ranch, possibilities are endless. MOUNTAIN VIEWS: With two mountain ranges close by, hunting is an attraction, Navajo Lake, a 15,600 acre lake, (the largest in western Colorado) is 8 miles east. Fishing and recreation at Navajo Lake from this location is another possibility.
