Built in 1963, it is 1241 square feet and is only two blocks from Violet Andrews Park on Nueces Bay, which has walking trails. It is a probate deal. The waterfront homes can be over $1M, although most are in the average $300K range. Most were built in this neighborhood from the late 50s to the early 70s. The Comp 105 Maple, which just closed on 3/10/2024 at $176/ft. It was a fully remodeled 3/1 built in 1956. However, that was an REO deal with only 1 bathroom. 102 Maple should command a higher price per foot in the open market when remodeled. Over $37 billion was invested in the last decade per the San Patricio EDC. There are new subdivisions, stores, and hotels. It is also a bedroom community for Corpus Christi, which is only 15 minutes away.
