In back, the lawn transitions to an old growth forest of hardwoods. Deer and owls are your only neighbors between the home and the river. Protecting the home is a new roof (2024) while comfort is provided by two new HVAC systems; a heat pump (with supplemental heat strips) is used upstairs and a gas furnace/AC system is used downstairs. Both are controlled by new Ecobee Smart Thermostats, and both systems are protected by a 10 year parts and labor warranty. All appliance and equipment paperwork is present. Also included is the electric stairlift, useful for both the mobility challenged and moving heavy or cumbersome objects up and down. This home and all the others in Riverbottom are protected by covenants; none of the lots here will be subdivided or saddled with non conforming construction. Compare this home to others in the area and note the lot size. Where others are on an acre or less, this one sits on approximately four and is protected from the rear by the river. all in all, a haven for anyone seeking a respite from a hectic world.
