GEORGIA RESIDENTIAL LEASE AGREEMENT Basement Apartment Fixed 6-Month Term This Residential Lease Agreement ("Lease") is made and entered into on ____________, 2026, by and between: Landlord: ____________________________________ Tenant(s): ____________________________________ 1. PREMISES The premises consist of a basement apartment/suite located at: (State of Georgia) The premises shall be used solely for residential purposes and only by authorized occupants. 2. OCCUPANCY (STRICT) Only two (2) adults, each 18 or older, may live in the rental unit. Guests are welcome for short visits (generally up to 7 days at a time, and no more than 14 days total per year). Tenants must notify the Landlord if a guest will stay longer than 3 consecutive days. Guests may not move in permanently or cause the unit to exceed the allowed occupancy. Any violation of this rule, including extra long-term occupants or subletting without written permission, is a serious breach of the Lease. Definition of Occupancy: For purposes of this Lease, "occupants" are individuals listed on the Lease as residents and who live in the rental unit on a permanent basis. Any remaining refundable portion shall be returned within 30 days of lease termination, in accordance with Georgia law. Tenant shall also pay a $400 non-refundable move-out cleaning fee at move-in. This cleaning fee is NOT a security deposit, is not refundable under any circumstances, and is intended to cover professional cleaning following move-out. The cleaning fee does not limit Landlord's right to deduct from the refundable security deposit for damages beyond normal wear and tear. 7. UTILITIES & SERVICES Water, electricity (power), and trash service are included in the monthly rent. Internet/Wi-Fi service is not included and is the sole responsibility of the Tenant. Tenant shall not engage in excessive or unreasonable utility usage. "Excessive use" means utility consumption materially higher than typical residential use for a basement apartment of similar size and occupancy. 8. NO PETS (ZERO TOLERANCE) No pets or animals of any kind are permitted on the premises. This includes animals belonging to tenants, guests, or visitors. Unauthorized animals constitute a material breach and grounds for termination. 9. NO SMOKING Smoking is strictly prohibited inside the basement apartment and anywhere on the property. This includes cigarettes, cigars, vaping, marijuana, or similar substances. Violations may result in cleaning charges, damage assessments, and/or lease termination. 10. TRASH & CLEANLINESS Tenant shall promptly remove all trash to the trash can located at the top of the driveway. No trash may be left inside the suite if Tenant is away overnight. Premises must be maintained in a clean, sanitary, and orderly condition at all times. 11. LANDLORD ACCESS Tenant acknowledges that the premises contain mechanical systems serving the property. Landlord may enter the premises in a reasonable manner to inspect, service, maintain, or repair systems including but not limited to HVAC, water heater, and electrical panel. Landlord may also enter for inspections or other legitimate purposes. Landlord will attempt to provide at least 24 hours' notice when practicable. Immediate entry without notice is permitted in the event of an emergency. Tenant shall not interfere with lawful access. 12. NO PARTIES, EVENTS, OR LOUD NOISE No parties, events, or gatherings are permitted in the basement apartment or anywhere on the property. Loud music, excessive noise, or disruptive behavior that interferes with a quiet enjoyment of the landlord. Our neighboring properties is strictly prohibited at all times. This includes, but is not limited to, loud music, amplified sound frequent visitors, or activity that draws complaints or requires intervention. Tenant is responsible for the conduct and noise of all guests and visitors. Any violation of the section constitutes a material breach of the lease and may result in termination. 13.MAINTENANCE & ALTERATIONS Tenant shall promptly report maintenance issues. Tenant shall not make repairs, alterations, or improvements without prior written consent from Landlord. Unauthorized alterations may be removed at Tenant's expense. 14. NOTICE TO VACATE (LANDLORD) If Landlord determines, in good faith, that Tenant has violated lease terms or that the tenancy is otherwise unsuitable, Landlord may terminate this Lease by providing thirty (30) days' written notice. Tenant shall vacate the premises by the end of the notice period. 15. EARLY TERMINATION BY TENANT If Tenant terminates this Lease prior to the end of the term: Tenant must provide thirty (30) days' written notice, and Tenant shall pay an early termination fee equal to two (2) months' rent. Early termination fees are due prior to vacating and do not relieve Tenant of liability for damages. 16. DEFAULT Failure to comply with any provision of this Lease constitutes default and may result in termination and legal action as permitted under Georgia law. 17. GOVERNING LAW This Lease shall be governed by and construed in accordance with the laws of the State of Georgia. 18. ENTIRE AGREEMENT This Lease constitutes the entire agreement between the parties. No verbal agreements are binding. Any modifications must be in writing and signed by all parties. 19.
