    Situated on what is arguably one of the best blocks in Graduate Hospital/Southwest Center City, this 3 bedroom, 2.5 bathroom house with a fully finished lower level (which we converted to a fourth bedroom), back patio, balcony and roof deck is a beautiful home in excellent, recently constructed condition, with so many desirable features. We truly wish we didn't have to move! This home is extremely well maintained and move-in ready. You enter from the front door into an open concept living room, dining room and kitchen with hardwood floors, natural light, and beautiful green leaves on the trees right outside the windows. We typically seat six at our dining room table, but in non-COVID times we extended the table to seat 12-14 people on many occasions. The custom maple kitchen comes with granite counter tops, a big kitchen island complete with bar stools and a beverage fridge (Wine Chiller), stainless steel GE appliances, tons of cabinetry, and a handy chalkboard wall. From the kitchen, step out to the back patio, which is currently set up with a table for four, sun umbrella and a bike rack. Come back inside and take the oak stairs up to the second floor, where you'll find two sizeable bedrooms (each has a full size or larger bed in the photos). Both bedrooms come with great-sized closets that are beautifully customized (thank you Crate and Barrel) to further maximize the use of the space. Both bedrooms also get lovely sunlight. The second floor also has a full bathroom (shower and bath) in the hallway, furnished with porcelain tile and a custom vanity. Walk upstairs to the third floor, which has an extremely spacious master bedroom (pictured with king-size bed), walk-in closet, and two skylights. The huge en-suite bathroom (so huge that we used it as a bedroom for our toddler for awhile) comes with soaring cathedral ceilings, a jacuzzi tub, glass-door stall shower, gorgeous natural light, vanity with plenty of cabinetry, and closet with excellent amount of storage space for linens and other items. The third floor also has great flex space outside the master bed and bath, complete with a Beverage Center, additional cabinetry, and countertop. This space also works nicely for at-home yoga practice and/or other workouts. Open the door off this space and find yourself on a balcony surrounded by greenery. Put your feet up on one of the chairs and relax! Or, even better, climb up the spiral staircase from the balcony up to the furnished roof deck. Soak in the beautiful views of the Center City skyline, enjoy a meal, watch a movie (we have outlets in all outdoor spaces) the roof deck is a highlight of this home! Not to be forgotten is the finished lower level. We initially used this area as a second living room. Then we added additional wall and doors and converted it to a fourth bedroom; it could also be a great work or play area. This bedroom comes with two spacious closets, a nice-sized window (egress), and, a few steps from the bedroom door, a half bathroom. Washer and dryer, plus utility closet with plenty of storage space, are also on the lower level. There is central air conditioning throughout the house. Alarm system, smoke detectors, doorbell, etc. all already installed. Primely located, this home is convenient to Rittenhouse Square and Center City by foot (15min walk) or the 17 Septa bus line (stop is less than a block away). 10 minute walk to Broad Street Line subway stop. Just one block from Chew Playground and community pool, two blocks from Carpenter Green, and four blocks from Julian Abele Park. This home is also located within a few blocks of many neighborhood favorites like Ultimo, Sidecar, Loco Pez, Pumpkin BYO, Miles Table and Wine Dive. Easy walking distance to several grocery stores and pharmacies, including Sprouts, Heirloom, South Square, Target, CVS and Walgreens - makes running your errands a breeze!
