Unit will be ready for May 1, 2025 Move In 1br/1bath unit on 2nd floor walk up. $1,450.00/month with heat & cooking gas included. You pay electric and most units are set up for Xfinity cable/internet if you choose to set up service. No A/C but you can install window units. Hardwood floors, Faux Fireplace, Updated bathroom. Laundry in the building, Unit comes with storage locker and area to put bikes in basement. A Parking space is available for $75/month extra and is located across the street from the building. Otherwise you can get a night permit for street parking in front from the village. Mills Park is behind the building, walking distance to Green Line, Metra and downtown Oak Park. Pets are allowed- only 1 dog per unit. Cats- max 2. We have a 2 max on pets in unit. Occupancy per the village for a 1br is 2 people only. No Subleases or Third Party leases. All leases are between the lessor & lessee living in the unit. $40 per person for credit/background/eviction check. One month rent to hold apartment and 1 1/2 month security deposit required at move in. Credit scores must be 700 or better, no recent judgments or evictions. Income & Landlord references will be verified. Income requirements- tenant needs to make 3x the asking rental price. Anyone applying as international student without SSN or co-signor will need to supply other items for screening- please inquiry on application process. Application Requirements All occupants over the age of 18 must meet the following criteria: 1. You must have a strong credit score. All credit scores below 600 will automatically be declined. Credit scores over 675 do not guarantee acceptance. We do not accept co-signers unless you are a full time student. 2. You cannot have any recent bankruptcy, judgment, eviction, foreclosure, history of late rent payments or short sale. Some criminal records may also be grounds for a rejected application and would be run as a secondary background check if initial application is approved. 3. You should have a gross monthly income of three times the amount of rent. This is a recommendation and is not applicable in some cases. 4. You must be able to provide income verification. We require a current bank statement and another financial document such as check stubs, award letter, job offer letter, tax return form, etc. In addition, you must demonstrate that you have enough money in your bank account to comfortably cover all move-in costs or that such funds will be available at the time of move-in. The application process will move much faster if you submit these items along with your application. Failure to submit these documents in a timely fashion (maximum 3 days from application) may result in a declined application. 5. You must be able to provide residency verification: name and phone number or other contact information of landlord, management company, leasing agent,etc. Application fee $40 for credit/background/eviction check per applicant over 18yr old. 1 month rent non refundable deposit to hold apt which is applied to first month rent due at acceptance of application, Security Deposit 1 &1/2 months due at move in. Max occupancy is 2 people in 1 bedroom unit and 4 people for a 2br unit per Village Code. Pet Friendly Apts- We allow 1 dog or cats in apartments. A maximum of 2 cats is allowed. While well-behaved pets are welcome, we do not allow ferrets in any of our buildings. Residents must notify us about any pet(s) living on the premises and complete a Pet Addendum to the lease agreement. Owners are responsible for any pet-related damages to the apartment or common areas. We requires all pet owners to abide by the Village of Oak Park animal licensing requirements and to keep vaccinations and flea treatments up to date. In addition, animals should not be a nuisance to other residents, and must be under the owner's control at all times. Occupancy Max is only 2 people. Anyone applying as international student without SSN or co-signor will need to supply other items for screening. Then you can give them this info.
