Late Payment Fee If rent is not received within twenty (20) days after the due date, Tenant shall pay a late fee equal to five percent (5%) of the unpaid rent balance, as permitted by Maryland law. Acceptance of a late payment does not waive Landlord's right to enforce any lease provisions. 3. Utilities Tenant shall be responsible for establishing and maintaining all utility accounts and shall pay all charges for utilities serving the Property, including but not limited to: Electricity/Heat Internet, cable, and telephone services Failure to maintain utility service shall constitute a violation of this Lease. 4. Lawn Care Landlord shall provide and pay for routine lawn care services, including mowing, trimming, and general lawn maintenance. Tenant shall keep the yard free of trash, debris, and personal property and shall not damage landscaping, trees, shrubs, or lawn areas. 5. Returned Payment Fee If any rent payment is returned for insufficient funds or otherwise dishonored by the financial institution, Tenant shall pay a returned payment fee of $35.00 or the maximum amount permitted by Maryland law, whichever is less. 6. Maintenance and Repairs Tenant shall maintain the Property in a clean and sanitary condition and promptly notify Landlord of any maintenance issues or repairs needed. Tenant shall be responsible for repairs resulting from Tenant's negligence, misuse, or intentional acts. 7. Security Deposit Tenant shall pay a security deposit of $2,300 before occupancy. The security deposit shall be held and returned in accordance with Maryland law, less any lawful deductions for unpaid rent, damages beyond normal wear and tear, or other charges permitted by law. 8. Occupancy Term Tenant agrees to provide Landlord with written notice of intent to vacate at least thirty (30) days prior to the expiration of the Initial Term. If Tenant fails to provide such notice and Landlord elects to continue the tenancy, this Lease shall automatically renew for an additional one (1) year term under the same terms and conditions contained herein, unless otherwise modified in writing and signed by both parties. Any subsequent renewal term shall also be for one (1) year, unless either party provides written notice of non-renewal at least thirty (30) days prior to the expiration of the then-current lease term.
