Monthly Rental Fee should not exceed 30% of Gross Combine Monthly Income of all tenants of age 18 or older. For example; a rental fee of $3000 would require a monthly combine gross income of $10,000. 2. Each person of age 18 or older that will be living in the home, must submit an application, even if they are not employed or have no credit. I addition they must also sign the lease agreement. 3. Minimum Credit Score of 680; however some exceptions can be made at the discretion of the landlord. 4. Previous landlords must give a good recommendation 5. No History of Evictions 6. No Criminal History 7. First Month's Rent and Security Deposit must be received prior to receiving keys to property. Tenant is responsible for paying all utilities
