The renter is responsible for all utilities and trash. The owner will take care of the water bill while working on separating the water meter. Once the water meter is installed and registered with the city, the renter will assume responsibility. Last month rent will be due up front along with security deposit. Cats are allowed. Dogs under 25Lbs are allowed on the property. No smoking is allowed inside the home. Stove, refrigerator and TV are owner's private property, therefore, tenant will be responsible for repair, or replacement should there be any damages. Tenants are responsible to maintain the yard to upkeep the appearance of the home. Rent are due on the 1st of each month. Late payments after 3 days will result in a late fee of $50. Security deposit of 1 month, 1st and last months rent are due at the signing of the lease. Lease will be a term of 12 months. Commencing with the 13th month, and upon expiration of each 12 months thereafter, rent shall be adjusted according to any increase in the U.S. Consumer Price Index ("CPI") for Los Angeles (the city nearest the location of the premises) plus 3%, but no higher than 10% increase.
