LEASE TERMS AND CONDITIONS 1. No Pets Policy No pets of any kind shall be kept, maintained, or permitted on the premises at any time, including animals belonging to guests or visitors, without the prior written consent of Landlord. Violation of this provision shall constitute a material breach of this Agreement and may result in termination of tenancy and/or additional cleaning and damage charges. (Note: Assistance/service animals may be required by law even under a no-pets policy.) 2. Utilities Water Included Water service is included in the monthly rent. Landlord shall be responsible for payment of the water utility charges. Entry by Landlord Landlord may enter the premises with reasonable notice (typically 24 hours) for purposes including: Inspection Necessary or agreed repairs Maintenance Showing the property to prospective tenants or buyers No notice shall be required in the event of an emergency that threatens life or property. Entry shall occur during reasonable hours unless otherwise agreed. 6. Termination Fixed-Term Lease: This Agreement shall terminate on the expiration date stated in the lease unless renewed in writing by both parties. Month to month/ yearly Lease: Either party may terminate the tenancy by providing 30_ days' written notice prior to the next rental period, in accordance with applicable law.
