Upstairs level: 1726 sq ft; Lower level 1140 sqft; Total 2866 sqft This home has 3 bedroom 2 bathrooms....3/2 upstairs and another half- bath and living space downstairs. Spacious master bathroom with LARGE vanity and tub. The other bath has a large tiled shower. Down stairs has a half bath There are original hardwood floors and more in the kitchen, family room, dining room and living room. You will have a 2 car garage with remote control doors. Also the Landry room with hookups with huge amounts of storage The best part is the large, gorgeous backyard that is completely fenced in. It usually takes about three business days to check your application. This depends on how quickly we can reach your references, employer and previous landlord. We will come by where you live now to examine the state of cleanliness and how you care for your home. Rental applications are priority, and we get them done as soon as possible. Of course, completely filled out applications saves your time and ours How do I get a free credit report? How do you decide if I will be approved? I have some credit problems. If you have been a good tenant in the past, it's usually easy to qualify. .We do require a Credit Report from each applicant. Past credit does factor into our decision, but only about40%. We also look at your job stability and income, which needs to be at least 3 to 4 times the monthly rental amount. We look very closely at past rental history and will definitely contact your previous landlords to find out how you took care of the property and paid the rent. Do you accept Section 8 or government-subsidized rental payments? NO! When accepted, how much do I have to pay to hold the home so you will take it off the market? We require you to pay a binder to hold the home once you are approved. The amount is about 10 percent less than the monthly rent. If we have multiple applicants on a home, the one who pays the most binder will be processed first. If you are not approved for some reason, we will refund the binder to you. All binders must be paid with a certified check or Money Order. What do you expect from your tenants? Will we do a Rental Agreement before I move in the home? Absolutely. We spend about an hour and a half with you going over the rental agreement in full and answering any questions you have. This gives us time to get to know one another better. This is scheduled as soon as possible after you are approved. We can meet at our "office" or your home. We can even meet in the evening after regular work hours if more convenient. Do you allow dogs and cats? NO Do you require tenant insurance? Yes, we have seen where it is to your advantage to protect your belongings by having the insurance. Most tenants would have to pay over $40,000 to replace all their furniture, clothing, and appliances should it be damaged in a fire or other disaster. And, for only a few pennies a day, the insurance provides the protection. What is the discounted rent? We do not have a maintenance crew like you would have if you live in a apartment. You pay the discounted rent each month, and take care of any maintenance or repairs up to the amount of the discount should they occur in any month. We will take care of the cost over the discount, if you let us know in advance. What do you mean by security fee? The security fee in not a deposit , but a fee that you pay to guarantee that you will rent the home for at least two years. The security fee is not refundable. You DON"T get it back. We do offer a bonus if you comply with a few items.
