It is a gardener's dream and is also wheelchair/scooter accessible. Units in this beautiful over-55yo park (Hillcrest Park) simply don't come available very often! There is a single carport and driveway that can fit two cars which is directly adjacent to a cool shed/work area. I moved in only a little over one year ago and I did pay for an inspection then (I have it and can show it to you so you can see what we repaired) and it passed completely but since then I have made a ton of improvements with sealing roof, gutter-guards, paved pathways, sealing of all windows and doors, new screens and way too much else to mention here but I have receipts for everything and am happy to show them to you. And if you are in a home now facing thousands of dollars in Property Taxes...well, you'll be thrilled with the fact that here you only pay a little excise tax to Pierce County and this year it cost me less than $200 If you are not familiar with how Mobile Home Parks operate I will explain here: 1. There are really nice, well kept and cared about Mobile Home Parks and then there are not-so-nice ones...this is one of the lovely parks. 2. In this park, you own your own home but you lease the space/lot it sits on. Each space is different in that some have yards, some not, some carports are larger than others, some more sun, some more shade, but all have water, electricity, septic and trash/recycle cans included in lease amount. 3. So, to be clear: You purchase this home for 48k, then you live here in the park for the nominal rent of $647 (currently) 4. Buying a Single-wide Mobile Home is just like buying a car meaning there is a registration/title paper, just like a car so no deeds, title searches etc, just truly a simple sale. 5. This cannot be rented out as at least one owner must be a resident and that owner must be over age 55 but a minimum age for a tenant is 35 so if you wanna live with your 55yo mum and she and the park are good with that well...hey there ya go... 6. You must submit info application to park manager (same as with an apartment or house) for proof of income (must have at least $2,000 per month) but unlike apartments etc. there is no monster security deposit or 1st and last rent etc.of course a credit check and criminal background check (so you know all your neighbors are the good guys :-) but not everything on the credit check is a deal-breaker for Hillcrest.
