Single uncovered parking place, gated driveway. Car needed to comfortably live at this location- drive 20-25 min to Honolulu, 5 minutes to Kailua town shops, 7 minutes to Kailua beaches. Available partly furnished or unfurnished. Available for single quiet person, cottage located above landlord's garage. 1 year lease minimum. $2200/mo incl electricity and water/ sewer. Renter is responsible for arranging own TV or internet access. No dogs, and any cats cannot have access to outdoor ranging at any time, with maximum 2 cats only. Tenant must inform landlord of guests staying more than 3 days. Guests are limited to 30 days, and any guests staying over 2 weeks will add $50 to the monthly charge for water/ electricity use. Tenant must be mindful of noise and make every effort to keep noise down through the windows on the side of house facing the landlord's house below. No use of barbecue grill on wooden porches. No smoking anywhere on property. No illicit drug use or illegal activity on premises. If tenant will be absent for more than 3 days, landlord must be informed and if a vehicle is left on property it must be where it will be secure and not impeding other vehicles during tenant's absence. Lease is for 1 year for initial lease and can be annual or as arranged after the first year. Landlord will do annual inspection of unit or as needed for reported problems/ repairs. Tenant must follow rules for trash sorting/ bins, and communicate with landlord about any issues with shared resources like parking, garden, trash bins. Return of initial deposit is dependent on leaving unit in completely clean state/ good repair. Tenant will be responsible for any repairs for damage caused by actions of the tenant. If needed, costs to clean the unit or repair damage will be taken out of deposit.
