The lease lasts 12 months. A 30-day written notice is required if not renewing. If the resident moves out early, they must continue paying rent until a new approved tenant moves in or the lease ends. 2. Security Deposit A $3,700 security deposit is required. It will be refunded after the resident moves out, minus deductions for unpaid rent, cleaning, key replacement, damages beyond normal wear, or other allowed costs. If damages exceed the deposit, the resident must pay the difference. 3. Utilities Resident is responsible for setting up and paying for gas, electricity, water, and trash services. 4. Noise Resident must not create noise or disturbances that disrupt neighbors. 5. Property Damage If the property is severely damaged and becomes unusable, either party may terminate the lease with three days' written notice. 6. Condition of the Property Resident accepts the property as clean and in good condition. They must maintain it and pay for any damages they or their guests cause. At move-out, the property must be returned in the same condition, except for normal wear and tear. Stains, holes, and excessive damage are not considered normal wear. 7. Alterations Resident may not make changes (painting, locks, installations, etc.) without written permission from the owner. 8. Maintenance & Cleanliness Resident must dispose of trash properly, keep drains clear, and cover plumbing repair costs for any clogs or damage they cause. 9. No Smoking Smoking of any kind, including vaping, is strictly prohibited inside the unit and in common areas. Any violation may result in additional cleaning fees or lease termination. 10. Pets Only cats are allowed on the premises with the owner's approval. No other pets are permitted. Resident is responsible for any damages caused by the pet, including additional cleaning or repairs needed at move-out. 11. Lease Changes After the lease term ends, the owner may change lease terms with 30 days' written notice. 12. Move-Out & Termination Resident must remove all belongings and return keys by the move-out date. Holding over past the lease end may result in extra rent and damages. 13. Insurance The owner's insurance does not cover the resident's personal belongings. Residents should get their own insurance for protection. 14. Owner's Right to Enter The owner may enter the unit in emergencies or with 24 hours' notice for inspections, repairs, or showings. 15. No Subletting Resident cannot transfer, assign, or sublet the unit without permission.
