Failure to pay rent within ten (10) days of the due date will constitute a breach of the lease agreement and may result in eviction proceedings. Subletting and Assignment: The Tenant shall not sublet the property or assign the lease to another party without the prior written consent of the Owner. Non-Compliance: In the event that the Tenant violates any terms of the lease agreement, the Owner reserves the right to provide a written notice of default. If the Tenant fails to remedy the default within 5 days, the Owner may terminate the lease agreement and initiate eviction proceedings. Indemnification: The Tenant agrees to indemnify and hold harmless the Owner from any claims, damages, or liabilities arising from the Tenant's use of the property, including but not limited to injury to persons or property damage caused by the Tenant or their guests. This lease agreement shall be governed by the laws of Minnesota. In case of eviction, all eviction procedures will follow Minnesota's statutory process, including proper notice and court proceedings. * If legal proceedings are required due to a breach of the lease by the Tenant, including but not limited to eviction proceedings, the Tenant agrees to be responsible for any reasonable legal costs incurred by the Owner, including but not limited to attorney's fees, court filing fees, and any other expenses associated with enforcing this lease agreement. The Tenant agrees to reimburse the Owner for such costs within 10 days of receiving an invoice for said fees.
