    What's special

These are the best apartments I've ever owned. I've spent up to 45 days on each apartment, completely renovating it, and the common areas in the rest of the building. My wife and I are extremely proud to offer one of these apartments to you as your next home. These are two-bedroom, one bath 850 s.f. units in a four-plex with a nice yard cared for by others. All Free! Your rent payment covers all of the following utilities, which would cost up to $200 per month at most places. Free: Wi-Fi (40 Mbs dsl), digital TV (roof-mounted antenna, 30+ channels piped to the units), electricity, natural gas, water, sewer, trash, and (wait for it...) LAUNDRY. That's right, the building laundry has no quarter slots. Add your own cell phone and food and you have no other living expenses. All New! We have replaced virtually everything in these units in the remodel. Among the things replaced: Entry door, baseboards, dual-tone paint, carpet, windows (double-pane, vinyl frame), horizontal mini-blinds, vertical mini-blinds (patio door), air conditioner, HARDWOOD FLOORS (original red oak and white oak in bedrooms newly refinished), door hardware throughout, bathtub (original newly refinished), toilet, vanity sink, bathroom floor (soft vinyl), bath light fixtures, towel racks, shower curtains/rod, smoke/CO detector, KITCHEN CABINETS, kitchen light fixtures, counter, sink, garbage disposal, REFRIGERATOR, STOVE, MICROWAVE, DISHWASHER, kitchen floor (soft vinyl matching bathroom), fire extinguisher, patio railing (lattice), patio flooring (pseudo-lawn). That was a long list, so let me remind you: everything listed in this paragraph is NEW in the last 45 days.Really, these apartments are stunning. You also get the advantage of having a local, involved owner; a rarity for apartment dwellers. Travel time from the building is two minutes to 6th Avenue, 3 minutes to the Federal Center, 12 minutes to Colorado Christian University or Colorado School of Mines, 20 minutes to downtown, and a short walk to the new light-rail station opening next year. There is a nice park and greenbelt nearby, and the neighborhood is quiet. There are off-street parking spots available at no additional cost. Apartments this size in Lakewood run from $600 to $750 per month, with few utilities paid by the landlord, and um, questionable cleanliness. If you hear talk of "retro" kitchens and bathrooms be aware: that means they haven't bothered to update anything in at least 50 years. Add a couple hundred for utilities and you will be paying almost a thousand per month anyway; why not live here where everything is new and beautiful?Did I miss something during remodel? Just ask, I will probably fix it or replace it for you before move in. I will even listen to offers of lower rent (but don't be ridiculous about it) or shorter terms than our preferred one-year lease. The bad news: indoor pets only (with extra deposit), and we require first month's rent, last month's rent, and a negotiable security deposit of about $500. Now we will work with the right tenant to let you pay some of that over time, so don't panic about the up-front costs. We check credit history and criminal background and charge you what the credit bureau charges us ($30) for the application, but we will waive that fee for the first week this ad runs.Any questions? Want to see this place we are so proud of? That's what I'm here for. Just email Joe at joeventola@hotmail.com or call my cell phone at 303-883-8751. If you decide to drive by on your own PLEASE do not bother the other tenants.Units in Building 1 are $975/month. Units in building 2 are nearly identical but with just a few modifications and are listed at $895/month with all the same utilities included.
