First, taxes are very low here. We have been renting out the house for the past 3+ years. When we had to declare it as rental property, the taxes went way up. With the homestead exemption, our taxes were $750-$850 per year. We purchased this home realizing it would need updates. We did as much as we could as we could afford it. Bathrooms are all in great shape for an older home, (all toilets and 2 sinks have been updated) but could still be updated. The same with hall and bedroom ceilings. We never got that far. Dates below are approximate. ;-) We have over 135K invested in this home. Built of tongue and groove hardwood that we've been told is cypress. The actual square footage is more than 2,358. This figure does not reflect the addition of the utility room. Private well including pump and tank to use with the pool. Pool house has two dressing rooms with showers. The pool is gunite and needs some tlc, as does the poolhouse. With just a little work it would be operational. We removed the coping stones which are in great shape to replace the mortar but moved before completion. Garden shed. Raised garden area added in 2013. 1994 disposal of carpet to expose and refinish original hardwood flooring. 1994 Complete kitchen remodel by Polston Cabinets. 1995 new hvac including removal of ancient under house ductwork and professional covering of vent areas. 1998 leak was discovered in middle shower tray. The shower floor was removed, a new tray was installed and tile was replaced. 2000 addition of huge kitchen pantry by Polston Cabinets. 2000 Complete rewiring to code 2005 Conversion of carport storage to utility room and attic access pull down stairs 2008 Additional pantry/storage built in breakfast room 2008 Complete remodel of den. The house was remodeled thinking parents would be living with us at some point. The bedrooms and baths are separated so each bedroom has a private bath and a separate entrance into the living areas. These bedrooms could also be rentable to college students who could share living area. 2009 complete window replacement with triple pane e-coated windows from Hathcock Windows, Dothan, Al at a cost of over 10k. Some have glazed because of a lightening strike close by but allowance will be made for easy replacement by Hathcock Windows and Doors in Dothan. 2009 new 20-30 year roof and complete replacememt of front porch. 2010 Added enclosed cabinet bookshelves covering one wall in den by Polston Cabinets 2013 Addition of huge metal building for woodworking and storage. 20x30? 2013 New hvac Full disclosure, since we are honest people. On visiting house 1/14/17 we are seeing evidence of a leak in the ceiling of the den. When we consulted with the family of the original builder, we learned that the flat roof was there because they intended to add a second story. I climbed up there at one point and dreamed about that possibility because the view was spectacular! Allowance will be made for repair of the roof or if the purchaser wants to work toward a second story, they can choose that instead. We paid approximately 10k for the original vinyl roof.
